A residential oasis in the heart of a reserve
Flora rises in Pereira, Risaralda, within the La Gran Reserva development: a place the project briefs describe as «in the center of the city, surrounded by an extraordinary natural setting». The complex borders the Consota river and its environmental protection strip to the south, so the towers do not face other towers but a continuous edge of forest.
Twelve towers of ten and twelve stories settle into the slope of the site. The siting reduces excavation and steps the buildings down in search of the river view; no building stands closer than twenty meters to another, a distance that guarantees sunlight and views for every apartment. The facades combine exposed brick and concrete over industrialized load-bearing concrete walls.
Sustainability plays out inside each home: kitchens and laundry areas that are naturally lit and ventilated, direct access from the parking areas to the building cores, and EDGE certification criteria guiding the decisions. Communal life spreads across a social hall, a pool with club house, a nursery and playgrounds in the shade of the trees.
Stepping the towers down to meet the river.
The published aerial sketch already holds the decision that orders the whole project: instead of flattening the plot, the towers descend with the slope toward the Consota. That idea was refined through an exchange of briefs between the developer and the studio — INCOL's initial description, the pool proposal, 57Uno's descriptive brief for ARPRO and the presentations to the technical teams — until it settled into a phased licensing scheme where each stage arrives with its own amenities: first the social hall and playground, then the pool with club house, finally the nursery.
