Architecture

Core of the project

Taking the project from an opportunity to a built work, owning the design at every stage of the process. It is the front that produces the object: it defines what gets built, how it is inhabited and with what character.

Conceptual Design

Exploration before the decision to build. We work on an idea or an opportunity the client is still evaluating: siting and massing alternatives are studied, the narrative and image of the project are defined, and areas and yields are estimated on a preliminary basis.

Regulatory analysis
Review of the applicable land-use plan, permitted uses, ratios, heights, setbacks and encumbrances on the site, among others. It defines the framework of what can be built and conditions the route ahead.

Verification of the physical conditions of the site and of the guiding lines of the architectural concept: topography, social conditions, soils, access, utility availability and environmental restrictions. It detects early what could make the project more expensive or hold it back.

Architectural Design

Development of the project from a decision already taken to the built work. It starts from an agreed program and a defined alternative and carries the project through successive stages of precision: from the spatial proposal to the defined project, from there to the documentation that obtains the permit, then to the complete drawing set the building is built from, and finally to support during execution. The close of each stage comes with integration and coordination, at different levels of detail, with the other disciplines that make up the architectural project.

Schematic design
Consolidation stage of the conceptual design. First translation of the program and the regulations into a spatial proposal: siting, massing, general layout, coordination with preliminary structural sizing and a preliminary area schedule.
Architectural design development
Development of the approved scheme into a defined project: plans, sections and elevations to scale, adjusted areas, resolved unit types and a first check of regulatory compliance and coordination with the other disciplines.
Permit documentation
Preparation of the drawing set and technical documents required for filing with the permitting authority, and technical management of the process: review of the authority’s response, adjustment of the project and filing of corrections until approval is obtained.
Construction documents
Development of construction documentation: plans and construction details, wall sections, component breakdowns, opening and finish schedules, technical specifications and coordination with the technical disciplines.

Interior Design Parallel lane

Definition of the interior atmosphere of the spaces, from concept to execution on site. It works on layout, finishes, furniture, lighting and styling to translate the desired way of living. It can run integrated with the architectural project —developing the interior of what the firm is already designing— or independently on an existing property.

Concept moodboard
Survey of needs, uses and aesthetic references. Definition of the design line: atmosphere, material palette and character of the space. It closes with a validated concept proposal before development.
Design development
Development of the preliminary proposal for finishes, furniture and lighting design. Graphic representation through drawings and aspirational 3D views.
Detail development
Precise definition of every solution: finish breakdowns, joinery and built-in furniture design, ceiling details, lighting plan and coordination of electrical and plumbing points with the other disciplines. Delivery of documentation for execution on site.

Urban Design & Landscape Parallel lane

Design and planning of the project at its collective scale: the ground, the public space and the landscape. It ranges from defining the overall structure of a development area —uses, densities, road network, public-space system— to the detailed design of the elements that materialise it: sidewalks, parks, exterior lighting and planting. It is the service that orders what lies between the buildings, and its scope scales from a single technical opinion to a complete master plan.

Technical opinions
Technical opinion on a specific urban situation: regulatory interpretation, viability of an intervention, obligations and benefits, or support for a filing or a discussion with the authority. It is usually the entry point to the service and is also requested on its own.
Master plans
Definition of the overall structure of a development area: uses, densities, phasing, mobility and public-space systems, and relationship with the surroundings. It sets the rules of the game that will guide the projects built afterwards.
General Urban Development Plans
Development of the planning instrument that turns the master plan into regulatory and technical determinants: road layout, subdivision, land dedications, utility networks and buildability conditions, in the format required for filing and approval.
Urban design
Detailed design of the public space: sidewalks, plazas, parks, street furniture, exterior lighting, level changes and accessibility, at the level of definition needed to build.

Sustainability

Transversal front

Backing with data the decisions that reduce the environmental impact of the project, and turning that performance into recognisable value: comfort, lower emissions and energy demand, certifications, incentives and access to financing.

Bioclimatic Analysis & Simulations

Quantitative evaluation of the environmental performance of the project to support design decisions with data, not assumptions. It takes the project model —normally the BIM model— and runs it through climate, sun, light, air, energy and material simulations, at the point in the design when each result can still change something. The simulations are chained according to the maturity of the project: the first ones guide siting and massing; the last ones verify the performance of a solution already defined.

It is the data layer the other two services of the branch rest on: it feeds the certification documentation and supports the consulting recommendations.

Site analysis
Study of the climatic variables of the place: temperature, humidity, radiation, rainfall and wind regime, with the passive strategies that climate suggests. It guides siting decisions before a building exists.
Solar analysis
Evaluation of solar incidence on the project and its neighbours throughout the year to optimise orientation, shading and solar gain.
Daylighting
Simulation of daylight levels, daylight autonomy and glare in interior spaces, to calibrate the size and position of openings and verify compliance with comfort or certification criteria.

Incentives & Regulatory Frameworks

Turning the sustainability measures of the project into economic, regulatory and financial benefit. It is the institutional front of the branch: instead of evaluating the performance of the building, it manages the recognition of that performance before those who grant the benefits —UPME, planning authorities, multilateral banks and international cooperation— and supports institutions in building the frameworks that regulate them. It relies on the results of the Analysis & simulation service, which are the technical evidence behind each filing.

BIM

Transversal front

Guaranteeing that project information is single, reliable and coordinated, so that conflicts are resolved in the model and not on site. It does not decide the design: it governs the information with which the design is produced, exchanged and approved.

BIM Management

Definition and governance of the information rules of the project. 57UNO acts as the coordinating body: it sets the standard, coordinates the actors and controls compliance with delivery milestones. Under ISO 19650, it operates the common data environment, controls the information approval cycle, checks each delivery against the BEP and manages changes, acting as the link between client, designers, contractor and consultants.

BEP (BIM Execution Plan)
BIM Execution Plan: objectives, BIM uses, roles, deliverables, milestones and workflows, with modelling standards and quality control aligned with ISO 19650. It is the framework document from which the other activities derive.

Modelling

Production of the three-dimensional models of each discipline from existing design information. It turns drawings, calculations and specifications from third parties —or from the firm itself— into coordinable parametric models at the agreed level of detail. It is an execution service, not a design one: the technical judgement of each discipline comes from the designer or the external consultant.

Architecture
Development of the 3D architectural model with parametric elements (walls, slabs, roofs, doors and windows) at the agreed level of detail (LOD). It does not include the architectural design.

MEP
