Progressive housing
Nativa Park sits in Villeta, Cundinamarca, at kilometer 1.5 of the road to Bagazal, on land the municipality brought into its urban perimeter in 2017. It belongs to Ciudad Nativa, the citadel that gathers the project's two housing clusters, and its white towers with ochre brick bands stand out against the green mountains that ring the valley.
The complex is open and remarkably low-density — an occupancy index of 0.133 against the 0.7 the code allows — with its siting shifted away from the foot of the mountain. The ten-story towers, each with an elevator, combine two apartment types of about 55 m², the «conventional» and the «butterfly», delivered as unfinished shells and designed for progressive growth and subletting: the idea of the productive second home, a getaway that can also generate income. Communal planters on floors 3 and 7 carry the greenery up the facade.
The amenities answer to the warm climate: a club house with pools, a kiosk with a fire terrace and the Nativa Kids nursery, plus a mobility profile where motorbikes and bicycles rule — one motorbike space per home and bike racks by the dozen, with few car parking spots.

Nativa Park is a social housing project in Villeta, Cundinamarca, part of a large development that seeks to widen the town's urban horizon. Its siting reduces the overheating caused by solar radiation and renews the air inside the homes by orienting their openings toward the prevailing winds. The housing proposal itself is based on the progressive nature of each user's needs and means: the units are designed to grow over time — and even to sublet part of the home — broadening their range of use, from a primary residence to a vacation home.
From the master development to the unit
Despite the need to split the development into two sales stages of 360 and 340 units, it was conceived to work as a single organism. The internal urbanism of Nativa Park I and II interconnects the amenities for residents' fuller enjoyment, and the relaxation and recreation areas were placed toward the foot of the neighboring mountain, reinforcing the idea of enjoying the area's natural landscapes.
