01 · The idea

Premium homes

Palma is the residential tower of the La Gran Reserva master development in Pereira, Risaralda. In the mild climate of Colombia's coffee region, the building rests on a brick podium that absorbs the slope of the site and turns its roof into a shared terrace: from there, and from the apartment balconies, the view opens onto the valley, the bamboo groves and the mountains that ring the city.

The design springs from four bioclimatic decisions drawn into the very first scheme: a siting that follows the sun's path, cross ventilation sweeping through the floor plan, green infrastructure surrounding the tower, and the comfort of its inhabitants as the final measure. That is why the building promises to be naturally ventilated and daylit, the blend of sophistication and environmental balance that gave the project its identity.

The tower, at least seventeen storeys tall, was developed in two stages filed with the building authority from 2019 onward, with structural engineering by Aycardi and its own chapter of climate and sustainability studies, which made it a candidate for EDGE certification together with its sister tower, Guadua. The model apartment was exhibited in the La Gran Reserva sales pavilion.

02 · From sketch to project

Before the first floor plan there were four schemes: a box oriented along the sun's path, wind arrows crossing it from side to side, green bands wrapping around it and, at the center, a comfortable person. That bioclimatic alphabet guided the technical development of the project — setting out and siting, staged permit drawings, structural and electrical coordination — all the way to construction. The built work keeps the logic of the sketch: a slender tower so the breeze can pass through it, a podium that gives back an inhabitable terrace, and brick that grounds it in Pereira's landscape.
